Almaden Valley Property Prep
/Sometimes a property takes a little work, sometimes a property takes a bit more. When we were given this Almaden Valley property it was tenant occupied by an individual who did not leave the property for the past two decades. It was one of the worst hoarder scenarios we have taken on and much of the interior of the property was trashed as a result. Our team had to complete a full make over in the span of a few months to get this property to a something that would appeal to buyers.

The property was in rough shape with overgrown trees surrounding the property. After performing a cost analysis with our primary seller a small budget was given to prepare this property for sale as a “dated property that could use some updating” as opposed to a “fixer upper” or “investor special”. Our team hauled truckloads of material out of the property, gone through and ensured all of the home’s systems were functional including electrical and plumbing, replaced bathroom fixtures, updated lighting to recessed LEDs, cleared the exterior trees, scraped off years of oil stains, re-sprayed the interior and exterior, removed layers of wall paper, added new carpet and rehabbed the entire house.

Our team and our vendors really went the extra mile here and all within budget. Our managing director who manages our overall sale strategy for each property concluded that he was willing to list this property $100,000 HIGHER than initially expected as the results were that good. We went from worrying that we would be able to find a buyer at an acceptable price point to receiving a strong pre-emptive before the weekend’s open houses.
After a quick negotiation we procured an additional proceed for our seller and made all the investment into this property worthwhile. This home was the perfect blank slate for it’s new owner’s vision.
